LKMA served as the primary civil engineering consultant and provided the necessary professional services for surveying, engineering design, and permitting for the site/civil portion of the Vineyard View Apartment Complex project. The apartment complex is a 50-unit workforce housing (affordable) rental community.  LKMA was responsible for providing the civil engineering including, but not limited to, design of a “green methodology” stormwater retention/treatment system, grading, utilities, and an out of sewer district innovative pump station design to a sewage treatment station as well as all other site/civil aspects.

The Vineyard View Apartment Complex site is located on the south side of North Road (CR 48) in an unincorporated portion of Greenport, Long Island.  It is approximately 600 feet south of the Long Island Sound and half a mile from Pipe’s Cove of the Peconic Bay.  The site includes 17.9 acres with 7.2 of those acres being developed and approximately 4 acres remaining dedicated naturally occurring freshwater wetlands mapped and regulated by the NYSDEC as part of the Moore’s Drain system. 

This site was previously undeveloped has presented challenges with low lying terrain with extreme changes in topography, swamplands, and an impermeable clay layer in excess of 50’ feet deep throughout the site making traditional stormwater management not practical. The regulatory and physical site restrictions also presented unique challenges in accommodating the sewage management, which was critical to allowing the development.
